Note: earlier pre-launch reporting described a two-tower program (a 25-story condo building plus a 12-
story hotel building) with 85 hotel rooms and 20 condo-hotel units. The official materials describe a single
25-story tower and do not confirm those figures, so we're treating the earlier breakdown as reported

Architecture — A Global Name, a Miami Expression
Chipperfield's design language is one of clarity, proportion, and permanence — architecture that
anchors rather than announces. A colonnade frames the arrival sequence, while glass and
mineral cladding balance transparency with mass and respond to Miami's shifting light
throughout the day. We're obsessed with the building's exterior rhythm: fluted columns wrapping
the façade in a way that belongs in the Design District — elevated, intentional, and confident
without trying too hard.
Inside, Parisian studio RDAI distills each residence to essential forms — terrazzo, fluted walls,
warm woods, soft neutrals, and floor-to-ceiling glass. Kitchens feature oak and lacquered
cabinetry, Silestone countertops, and a full suite of Sub-Zero appliances. Landscape
architecture is by Perry Guillot.
Amenities & Services by Fouquet's
More than 40,000 SF of amenities, anchored by a 70-foot rooftop pool overlooking the
Intracoastal Waterway and South Beach. Together, the Level 3 and rooftop terraces offer
roughly 15,300 SF of resident-exclusive outdoor space.
The Pedigree Behind It
Fouquet's is the signature collection of the Barrière Group — a pioneer of French-style
hospitality with a global portfolio of more than 20 hotels across exclusive destinations including
Paris, New York, Saint-Barth, and Courchevel. Miami marks Fouquet's debut in the city,
following the 2022 opening of Fouquet's New York in Tribeca.
The development partnership is a genuine powerhouse: Raycliff Capital, Fort Partners (Four
Seasons Surf Club; Coconut Grove and Fort Lauderdale), Miami Design District Associates
(Dacra/Craig Robins, L Catterton, Brookfield), and Constellation Hotels Holding (owner of
Maybourne). This isn't a 'maybe' group.
