There are branded residences, and then there are projects that have the potential to reshape an entire destination.
Mandarin Oriental Residences, Puerto Rico at Esencia falls into the second category.
Set along Boquerón Bay in Cabo Rojo, the project is part of Esencia, an ambitious new community spanning more than 2,000 acres and approximately three miles of Puerto Rico’s southwest coastline.
For buyers who have watched Dorado mature into one of the Caribbean’s most established luxury residential markets, Esencia represents something different: the opportunity to get involved much earlier in the evolution of a new destination.
And Mandarin Oriental is one of the first major pieces of that story.
🇵🇷 Mandarin Oriental Comes to Puerto Rico
Developed by Reuben Brothers and Three Rules Capital, Mandarin Oriental, Puerto Rico will combine a luxury resort with a substantial collection of branded residences.
Current plans call for 106 hotel rooms and suites, 83 private villas and approximately 200 additional residences, all designed by Brazilian architecture firm Studio MK27, led by Marcio Kogan.
Studio MK27 is particularly well suited to the site. Its architecture is known for long horizontal lines, deep overhangs and an almost seamless relationship between indoor and outdoor space — an approach that makes considerably more sense on the Caribbean coast than simply importing a conventional high-rise luxury product.
This is not Miami transplanted to Puerto Rico.
That distinction matters.
🌴 The Bigger Story Is Esencia
Mandarin Oriental is only one component of a much larger plan.
Esencia is envisioned as a year-round community with residences, hospitality, beach clubs, a town center, wellness facilities, a private airfield, a bilingual school, medical facilities, racquet and equestrian amenities and two championship golf courses.
The broader master plan is expected to ultimately include approximately 1,200 residences and 500 hotel rooms and suites, with Mandarin Oriental, Aman and Rosewood among the hospitality brands associated with the project. (Forbes)
A Rees Jones-designed golf course, trails, beach access and significant recreational infrastructure are planned as part of the first phase. The developers have also positioned resilient infrastructure as a major component of the project, including renewable energy and independent water systems. (Forbes)
That scale is what makes Esencia interesting to me.
You are not simply underwriting the finishes inside a condominium.
You are underwriting whether an entirely new destination can establish its own ecosystem.
💰 What Will the Residences Cost?
Early reservation materials indicate:
Condominium residences from approximately $3.7 million
Homesites from approximately $1.9–$2 million
Pricing, availability and release schedules remain subject to change as the formal sales program develops.
Across Esencia more broadly, reported residential pricing is expected to range from roughly $2 million to more than $20 million depending on product type and location. Formal residential sales are expected to begin in the fourth quarter of 2026. (Forbes)
For serious buyers, that makes the period before the full sales launch particularly interesting.
Early access is less about chasing a discount than it is about selection.
At a project like this, the best residence is rarely determined by the cheapest price per square foot. Orientation, elevation, privacy, view corridor, outdoor space and proximity to amenities can create significant differences between residences that appear similar on a price sheet.
That is where buying early can matter.
📍 Why Cabo Rojo?
Puerto Rico’s established luxury market has historically concentrated heavily around San Juan and Dorado.
Esencia is making a very different bet.
Cabo Rojo offers dramatic coastline, Boquerón Bay, beaches, mangroves and a landscape that still feels substantially less developed than Puerto Rico’s better-known luxury enclaves.
The project’s developers say more than 75% of Esencia’s land is intended for conservation, recreation, trails, golf and other open uses. Environmental concerns around a development of this scale have also generated public debate, particularly regarding water, habitat and the project’s overall footprint. The development team says the master plan was revised through the review process to increase coastal setbacks, habitat protection, stormwater management and environmental monitoring. (Forbes)
For buyers, that context matters.
A project of this scale should be evaluated not just by renderings, but by infrastructure, execution, environmental stewardship and how the surrounding community develops over time.
🗓️ The Timeline
This is one area where buyers should pay attention to the details.
Mandarin Oriental and Esencia’s current project pages reference an anticipated 2028 opening. More recent reporting, however, indicates Esencia expects its first residents and hotel guests by late 2029. (Esencia Puerto Rico)
That discrepancy is exactly why we treat projected delivery dates as something to verify in writing rather than something to assume from marketing materials.
The project is moving forward, but the schedule is still evolving.
👀 What I’m Watching
The Mandarin Oriental name will attract attention.
But the brand alone is not the investment thesis.
What matters is whether Esencia successfully creates a place people want to return to — and eventually live in — independent of the hotel flag.
The combination of land, coastline, infrastructure, architecture, hospitality, golf and scarcity is what makes this worth watching.
If executed well, Esencia could establish a second major luxury-residential geography in Puerto Rico rather than simply compete with what already exists in Dorado.
And that is a much more interesting proposition.
